The foundation of our collaboration is a precise assessment of our clients' needs and the property’s unique characteristics. Following an on-site survey, we develop a conceptual layout designed to maximize the potential inherent in the space. Throughout this phase, continuous consultation ensures that our visions align; we initially present our ideas through mood boards and floor plan sketches. Once the final direction is established, we build a 3D model that allows for the lifelike, photorealistic visualization of spaces and materials prior to implementation. Upon approval of the concept, the project moves into the detailed technical development phase.

Construction Documentation

We imbue the approved visualizations with complex technical content. We prepare full-scale interior design construction documentation, which includes all necessary work phases (demolition and construction plans, tiling layouts, electrical and mechanical data provision/location plans, and custom furniture designs). In this phase, we coordinate the work of co-designers (structural, mechanical, and electrical engineers) to ensure technical cohesion. An integral part of the documentation is the detailed schedule of finishes and fixtures, providing precise specifications for materials, sanitary ware, lighting, furniture, and accessories. This stage is defined by precision; while it requires less interaction from the client, it demands in-depth professional work from our team.

Design Supervision and Implementation Support

With nearly 20 years of experience in design and implementation support, we facilitate the realization of our plans. We support work processes through on-site consultations and professional advice, helping to clarify any questions that arise during construction. Through our design presence, we strive to ensure that the implementation process is seamless and that the final result fully realizes the original architectural and aesthetic visions.

Feasibility Study and Architectural Concept

The first phase of architectural design is the synchronization of the client's needs, the site's characteristics, and local building regulations. During this stage, we define the building's fundamental massing, site placement, and functional layout. We support the design process with sketches and massing models, ensuring that the character of the future building is visually interpretable from the very beginning. The goal of continuous consultations is to establish an architectural vision that serves as a solid foundation for subsequent detailed development.

Permitting and Construction Documentation

Based on the approved concept, we prepare the design documentation in compliance with regulatory requirements, whether it involves a simple notification or a full building permit procedure. In this phase, we coordinate the work of specialist consultants (structural, mechanical, and electrical engineers, as well as fire safety experts) to ensure the technical feasibility of the building. Beyond legal requirements, we emphasize precise detailing and the development of comprehensive construction plans, which are essential prerequisites for accurate budgeting and professional execution.

Design Supervision and Professional Support

Following the commencement of construction, we support the implementation process through design supervision. We leverage our experience to assist the contractor in interpreting the plans and provide professional recommendations regarding technical issues that arise on-site. Through our presence, we strive to ensure that the building is constructed in the spirit of the approved designs, guaranteeing the aesthetic unity of formal and structural solutions from the foundation to the completion of the building shell.
